Case study, Cascais
Twenty five new properties under management, in under a year.
A short-let management company on the Cascais coast, founded in 2005. The portfolio sat at 40 properties for years. We are showing the numbers and the method, not the client's name.
The company had everything you expect from an operation approaching twenty years old: a stable portfolio, a team that knows the ground, a reputation built street by street. It also had near total dependence on the booking platforms, and a portfolio that would not grow.
Operations were not the constraint. The team could absorb more homes without hiring. What was missing was an owner pipeline that produced every week, instead of depending on referrals and luck.
In under a year the portfolio went from 40 to 65 properties. Over the same period, the website we built reached 60,000 users in under six months.
None of these is a campaign. They are pieces of system that keep working after they are installed.
The first two lines are measured. The last two are simple arithmetic on them, with the assumption in plain sight.
No invented numbers. The property count and the period are the client's. The booking value band is that portfolio's own. The management fee is a declared assumption, so you can swap in yours.
How many owners enter the market per month, by municipality. Every line is a management decision somebody is about to make.
New short-let registrations per month, twelve month average.
Source: Registo Nacional de Alojamento Local, Turismo de Portugal. Twelve months to 18 August 2026, read straight from the official register. The same radar runs for any municipality in the country.
If your operation can carry more homes than the pipeline brings in, the problem is the one this manager had in 2024. The scoping call is for looking at your municipality's numbers and saying plainly whether the mechanic fits. No sales deck.
Or send your municipality to contact@digiton.ai and we will send the count before the call.
We build the pipeline that works while the team sleeps.
The client is anonymised by our own decision. Name, brand and imagery stay out of this document, and the portfolio and period figures are the operation's real ones. The booking value band per property is that client's portfolio band. The management fee in the last line is a declared assumption, not client data. The per municipality registration counts come from the Registo Nacional de Alojamento Local and can be verified by anyone in the public register. Prepared by Digiton Dynamics, August 2026.
